The client had lost a number of contracts over the past 12 months and that had affected its trading performance. Recent management accounts demonstrated a trading upturn with a number of new contracts secured.
We knew that unsecured lending and raising finance from unencumbered assets were not options. We looked at alternative forms of financing. We established that the Managing Director owned residential properties and was willing to offer three of the properties as security for a loan.
We sourced a secured loan of £160k with repayment spread over a 12 month period and supported by a charge against the residential properties and a personal guarantee.
