Commercial Investment Mortgage for a Professional Landlord

Opportunity:

This company that had set up an SPV for purchasing and letting commercial property had been offered a business park made up of five industrial units and contained sitting tenants at a slight discount.

Approach:

Due to commitments on their main trading business, the Directors were very against providing Personal Guarantees and already held property in the SPV where the lender has a Debenture in place.

Solution:

A term loan for the full amount was approved on Capital and Interest as per the clients preference with an option to overpay the loan by 10% per annum so they can reduce debt quickly. The loan was agreed without the need for Personal Guarantees or Debentures over the business.
